Ganei Soreq, Chazon & Galili's second project in Yad Binyamin offers 28
self-standing and semi-detached homes for the discerning buyer. We have
already poured foundations for all the units. Our first project in Yad
Binyamin, Carmei Soreq, sold out in less than six months and to date, over
half of the units in Ganei Soreq are already sold. Don't miss out on this
opportunity.
Ganei Soreq consists of four lots (302, 303, 304 and 305) centered on an
expansive landscaped park. Seven units will be built on each lot.
Refer to the attached project layout for a more detailed picture. Three
models are available: Semadar, Einav and Tirosh. It is also possible to
combine two Semadar units in order to create a very large self standing unit.
Semadar

These units are semi-detached two family homes on two floors with a slanted
tiled roof ("gag ra-afim"). The entrance level consists of a large living
room, separate dining room, spacious kitchen, large storage room (which can
serve as an extra bedroom due to its external window) and guest bath with
shower. There are four bedrooms on the first floor (one is the "mamad"
security room). One of the bedrooms has an en-suite bath in addition to the
full bath and laundry room on this floor. Two of the bedrooms share a balcony
overlooking the park. The total area of each unit is 177 square meters.
Units 3 and 5 in each lot sit on a 200 square meter plot. Units 2 and 6 sit
on a 250 square meter lot. Due to zoning regulations, the stairs do not lead
to the attic under the slanted tiled roof, but the area is sufficient for two
bedrooms and a bath.

These self standing units have a total area of over 230 square meters on
three floors. The entrance level consists of a large living room, separate
dining room, spacious kitchen, large storage room (which can serve as an extra
bedroom due to its external window) and guest bath with shower. On the first
floor there is a large master bedroom with en-suite bath and walk-in closet,
two full size bedrooms (one is the "mamad" security room) and another small
bedroom. In the attic under the slanted tile roof, there are two bedrooms and
a full bath, in addition to two small balconies. These units are numbered 1
and 7 in each lot and sit on plots of 380-400 square meters.

Tirosh

The four "Tirosh" units
are like no other home in Yad Binyamin. These units stand at the corner of
each lot and offer a total of 270 square meters of space. The ground floor
consists of a very large living room, separate dining room, eat-in kitchen,
large storage room (which can serve as an extra bedroom due to its external
window) and guest bath with shower. The living room has a cathedral ceiling
(six meters high). There are four bedrooms on the first floor (one is the
"mamad" security room) and an open family room overlooking the living room.
One of the bedrooms has an en-suite bath in addition to the full bath and
laundry room on this floor. On the second floor, there are two more bedrooms
with a full bath and a roof balcony overlooking the park. It is possible to
convert the entire floor into a huge master bedroom with en-suite bath. These
units are numbered 4 in each lot and sit on 350 square meter plots.

Combined Semadar
It is possible to combine two adjacent Semadar units to create an extremely
spacious 360 square meter self standing home on a lot of 450 square meters.
The ground floor consists of a spacious living room, separate dining room,
large eat-in kitchen, separate Pesach kitchen, large storage room (which can
serve as an extra bedroom due to its external window), and two guest baths.
There are six bedrooms on the first floor in addition to a huge master bedroom
with en-suite bath and walk-in closet. There are two other full baths and a
laundry room on this floor. Due to zoning regulations, the stairs do not
lead to the attic under the slanted tiled roof, but the area is sufficient for
four bedrooms and two baths.

Pricelist
You will find our pricelist for Ganei Soreq which identifies each
unit by model and number in each lot. The prices are in shekels and
linked to the building cost index for the month of December, 2006. Our
Ganei Soreq prices include 15.5% VAT and our legal fees. Please note
that we reserve the right to make changes in the pricelist at any time. Only
signed requests to purchase as described below can guarantee a price.
Payments
25% of the contract price is due at signing. 70% is divided into several
payments which are due at various stages of construction with 5% left for
delivery.
Planning update
The attached project layout and plans of the various models are based on
the updated zoning ordinance ("taba"=tochnit binui arim) which was submitted
by the local authority as part of its initiative to provide better permanent
housing solutions for Gush Katif families uprooted last summer. The new
ordinance allows for larger units with more space between them. The updated
zoning was quickly approved by the local planning board and is now awaiting
approval by the district planning board. Final approval is expected by
August, 2006. In the meantime, we are submitting plans based on the previous
zoning ordinance that will allow us to get a head start on the construction of
Semadar and Tirosh units in each lot. Construction of the Einav units in each
lot will be approved as part of the updated zoning ordinance.
