PROJECT DESCRIPTION

Pninei Soreq, Chazon & Galili's third project in Yad Binyamin offers 16 semi-detached homes for the discerning buyer.   Our first project in Yad Binyamin, Carmei Soreq, sold out in less than six months and is already occupied by 22 families.  Nearly all of the 28 units in Ganei Soreq, our second project,  are already sold.   Don't miss out on this opportunity to purchase your home in Pninei Soreq. 

Pninei Soreq consists of eight two family lots (84-91).  Refer to the attached project layout for a more detailed picture.  Three models are available: Kerem, Gefen and Eshkol.    All the units are semi-detached two family homes on four levels with a total licensed area of 265 square meters- making them the largest units available in Yad Binyamin. It is also possible to combine two Eshkol units in order to create an extremely large self standing unit.  A more detailed description of the units follows. 

Kerem (AL and AR) 

The basement of the Kerem units provides a large play room or den.  The ground floor consists of a large living room, separate dining room, very spacious kitchen, large storage room with seperate entrance (which can serve as an extra bedroom due to its external window) and guest bath with shower.  There are four bedrooms on the first floor (one is the "mamad" security room), a bathroom and a laundry/utility room.  The master bedroom  has a walk-in closet and an en-suite bath.   It is possible to redesign the first floor to include a fifth bedroom or to enlarge the master bedroom (this requires placing the washer-dryer on the ground floor in the niche next to the storage room).  The attic consists of a large area which can serve as a guest suite or can be divided into two  bedrooms-in addition to a bathroom with shower.  There is access from the attic to a very large roof balcony. Gefen (BL and BR)

Combined Eshkol 

It is possible to combine two adjacent Eshkol units to create an extremely spacious 530 square meter self standing home.  The basement level provides a large play room or den which can be divided into two or three separate rooms.  The ground floor consists of a very spacious living room, large separate dining room, very large eat-in kitchen, family room, guest room with attached bath,  home office and powder room.  There are five bedrooms on the first floor in addition to a huge master bedroom with en-suite bath and walk-in closet.  There are two other full baths and a laundry/utility room on this floor in addition to a large family room.    The attic consists of a very large open space in addition to two bedrooms and two baths.  There is access from the attic to three separate roof balconies.   

Pricelist 

Our pricelist for Pninei Soreq identifies each unit by model and lot number and the size of the lot.  .  The prices are in shekels  and linked to the building cost index for the month of October, 2007.  Our Pninei Soreq prices include 15.5% VAT and our legal fees.  Please note that we reserve the right to make changes in the pricelist at any time.  Only signed requests to purchase as described below can guarantee a price. 

Payments 

15% of the contract price is due at signing.   80% is divided into several payments which are due at various stages of construction with 5% left for delivery.

Use the attached Request to Purchase Form to reserve the unit you choose.   Upon receipt of the form with a 10,000 NS non-refundable deposit check, we will mark the unit as "reserved" on our pricelist and inform you accordingly.
