Lot 203 is the lower of the two and borders directly on Nachal Ayalon. All 16
units in lot 203 have private gardens and private entrances. The lower eight
are accessed from Nachal Ayalon and the upper eight are accessed from Nachal
Achziv.
The “Lower Eight”
Each unit consists of a basement level, an entrance level and an upper level.
The basement level consists of a 12 sq. meter storage room, the staircase
connecting it to the entrance level and a large additional area presently
planned for parking. We are now able to convert 40 sq. meters of this area to
actual basement space now that the zoning change (“shinui taba”) has been
approved. Please note that the pricelist relates to the unit as it appears in
the presently approved plans. The costs involved in adding the basement
space, including real estate improvement tax ("hetel hashbacha") and the price
of the required construction, are not included in the price. We will be happy
to provide you with more details in this regard. The entrance floor consists

the entrance level.
The "Upper Eight"
Each unit consists of a basement level, an entrance level, an upper level and
a roof level. The basement level consists of a 12 sq. meter storage room, the
staircase connecting it to the entrance level and an additional area presently
designated as “inaccessible”. We are now able to convert 40 sq. meters of
this area to actual basement space now that the zoning change (“shinui taba”)
has been approved. Please note that the pricelist relates to the unit as it
appears in the presently approved plans. The costs involved in adding the
basement space, including real estate improvement tax ("hetel hashbacha") and
the price of the required construction, are not included in the price. We

level, which includes an open balcony (approximately 20 sq. meters) and a
large bedroom suite with private bath under the roof tiles. The total area of
the unit, including the inaccessible area on the basement level and the
open space on the upper floor is approximately 285 sq. meters.
Each unit has a private entrance from the internal cul-de-sac off of Nachal
Achziv. The cul-de-sac has been carefully designed by our planning team to
provide a spacious and esthetic entrance to the project. Private parking
(external) for two vehicles from each unit is provided. Each unit has a 30
sq. meter garden and a private path leading from the parking area to the

We plan to build 16 units in two separate buildings (East and West) on this
lot. Each building will have eight units-four duplex cottages on the entrance
level and the first floor, two very large apartments on the second floor and
two duplex “pent-cottages” on the third and fourth floors.

bedrooms (one a mamad), a full bath, a toilet, and a laundry room. In
addition, there are two balconies - a 50 sq. meter living room mirpeset and a
small mirpeset off the master bedroom. The total area of the unit is 170 sq.
meters.
The “Pent-Cottages”
The units consist of an entrance level, and an upper level. The entrance
level includes the living room, dining room, kitchen, bedroom (mamad), bath
and two balconies- 50 sq. meters off the living room and 15 sq. meters off the
kitchen. The upper level consists of a master bedroom with en-suite bath
(with Jacuzzi), three additional bedrooms, a full bath and laundry room. The
total area of the unit is approximately 180 sq. meters.
Prices and Payments
The attached price list gives the Shekel price for each unit including 15.5%
VAT. The Shekel price is linked to the cost of building index with the
December, 2006 index as the basis for calculation. Our legal fees in the
amount of 1.5% of the price are listed seperately and are payable at contract.

finalized upon receipt and approval of the registration forms.
